Fees

Our aim is to be honest and open in all matters. Our fees are kept to a minimum and are one of the lowest in the area. Below is a list of any fees that may be charged during a tenancy with our company.

Application/Reference Fees

£75 for the first person and £50 for each subsequent person

The application fee covers the cost of a credit search, identity and residence verification with a Credit Reference Agency, along with an employers and landlords reference to prove your suitability.

Collecting your bond and transferring it to the ‘Deposit Protection Scheme,’ Then issuing you with all the relevant paperwork.

Notifying the Utility companies of the meter readings and new tenant details.

Guarantor Fees

Unless the tenant(s) have an income to equivalent to 2.5 times the annual rent, a suitable Guarantor will be required. The fee to carry out the above checks for a guarantor is £50.

Renewal Fees

We make a charge of £40 to renew each Tenancy. (Not per person) This covers the cost of preparing the paperwork and us calling to complete the renewal tenancy.

During a Tenancy

The following could be charged ONLY if breaches of the tenancy occur:

1.  Rent arrears letter                                            £10 per letter
   

2.  Rent arrears telephone call                              £5 per phone call
   

3.  If any payment made by the tenant fails to be honoured by the bank then the tenant shall pay an additional £10 in compensation for the reasonable costs incurred by the landlord.
   

4.  Photocopies of lost documents                       £5 per copy
   

5.  Missed appointments with tradesmen            £25 per appointment
   

6.  Calls to open doors – lost keys etc                 £10 per call out

Check out fee

£35 to cover the cost of the final property inspection, releasing the bond, notifying the Utility companies of the final meter readings and your forwarding address.
